How to make your home look expensive with small budget

3/1/16

Lately, I was busy fixing and upgrade one unit of our empty apartment that we rent it out, the tenant just moved out about two weeks ago.  Every time we fix and clean the apartment for the new renter to move in, it cost us lots of money so we always search for a different alternative to making the apartment look up to date and luxurious with less money.
What makes fixer upper and home update expensive is the cost of labor. It's expensive to hire someone else to do the job for you. Approximately half of the budget for fixer upper will go to labor, so it means DO IT YOURSELF will cut cost and save you lots of money. Isn't that great?

And of course after new paint, gorgeous window drapes and some new sofas, there are still things to do to make your house look grand. And here are some of the tips that can be useful for you, if you planning to update your house or rent apartment with a small budget then check this out:

1. Lighting

Change an old light fixture for a new one, updates the ambiance of your space, to draw more attention. Chandelier always makes the house look regal and elegant.

2. Paint your wall using stencil
I've done this on two of our apartments that we rented out and we used soft subtle silver color on just one side of the wall.  I chose the wall that faces the main entrance so when the guest enters the room, this is the first thing they see. This is a statement piece, something that will attract their attention, and surely it'll add a 'wow' factor on the interior design.
And there's a bunch of designs you can choose for, from simple designs and colors to more elaborate and stunning designs.
Here's to get it: cuttingedgestencils.com damask stencil

3. Change your kitchen or bathroom wall with stick and peel 3D backsplash tile.
Pictures from www.homedepot.com
As you know ceramic, glazed porcelain or glass tile for the kitchen are expensive. But if you crave for the look of it...look no further: Stick and peel backsplash 3 D tile it looks and feels just like the real one, with this, you can effort any kind of tile you desire with less money. And the best part is: You can do it yourself. All you need to do is to peel and stick it to the wall.

And if you just rent the apartment these are good for you because you can peel it out and take it with you when you need to move out to the new apartment.
Here is to get it:

4. Removable Wall Paper
Pictures from www.homedepot.com
Don't want to paint your wall? no problem, these are stick and peel wallpaper with no need of paste or glue, all you need to do is stick it on the wall and if you get tired of it just peel it out without breaking the paint and won't leave any residue such glue or stain on your wall.
These are ideal for rented apartment too.
Here is to get it:

3. Paint your bathroom or kitchen countertop to create a marble stone look like.
Pictures from: https://gianigranite.com
Marble and stone for your kitchen countertop are expensive but if you want to have the look with less money, this one could be the solution for you. You want your kitchen to look stunning, beautiful and timeless? all you need to is paint it to look like marble or stone. I've done this on all our apartments unit that we rent out. And all our tenants are happy with it.
And you can do it on your bathroom sink as well.

Here is to get it:

Here is the DIY tutorial:
OR

Instant Granite
This one is another peel and stick product, again...you can just stick it on your kitchen countertops.  And when you need to change it or move out you can just peel it out.
Ideal for rent an apartment or house.
Here's to get it!

4. Crown Molding your ceiling

Give your plain walls a fixer upper, something that will catch your guest attention, a crown molding will be the perfect one. This is a simple way to draw eyes to certain areas of the room,
Is eye-pleasing look. this way will make your house or apartment look luxurious and expensive.
And usually crown molding is cost money and hard to do, you have to cut it, paint it, fit all angle and corner together and glue it to the wall. so, if you are not an expertise on this you might likely ruin it instead. Just like what I did before ( is a long story...just leave it like this, for now, hehehe...)
So the solution is: there's a new company that made and sold 'READY USE CROWN MOLDING' all you need to do is peel and stick it to the wall, can you imagine how easy is that? not to mention, you don't have to hire anybody to do this job, you can do it yourself.
and this product is good for rent apartment or house.

5. Stylish Cabinet Door Knobs

Don't forget to change all cabinet and door's knob with the fancy one and colorful knob, it'll make a lot different to your interior design.
Check this out!

6. PEEL AND STICK VINYL FLOOR TILE

Pictures from www.homedepot.com

As a landlord, for the apartment that we rent it, we had to change the tile or carpet every few years, and not to mention if the tenant move out early, that means we have to change it before the new renter move in. So, to avoid a lot of works, time and cost, all we do is use this peel and stick vinyl tile. You don't have to scrub out the old tile before you put it on, is really easy to just stick and peel, it cuts the labor cost and time. And it looks as good as the real tile or stone.
Oh...And this is a good idea too for the renter, if you don't like the floor of your apartment that you rent, you can just use this, and when you move out you can peel it out without the landlord even noticed it.

And here is the tutorial how to do it:

Ok lovelies, I hope this information can help you in choosing a better alternative to a fixer upper your place. Thank you so much and tell me what you think by leaving the comment below.
